30 Commercial HVAC Contractors in Salem, OR

Commercial HVAC in Salem is a smaller, more specialized segment than the residential side. Nine contractors focus on this work, but they carry an impressive 4.8-star average across 1,216 reviews — and three offer 24/7 response, which matters when a rooftop unit goes down mid-service. Salem's government and retail corridors depend on reliable climate control year-round, and recent summer extremes have put real pressure on commercial systems not designed for sustained heat.

Commercial hvac Salem pricing scales with building size and contract structure. Annual maintenance per rooftop unit falls in the low end of the range, while annual contracts for small businesses under 5,000 square feet run a few thousand dollars. Mid-size buildings between 5,000 and 25,000 square feet typically see contracts reaching into the mid-range, with complex multi-unit buildouts pushing toward $76,000. Oregon contractors must hold the LHR license plus a CCB Contractor License from the Oregon Construction Contractors Board — licensing requirements apply equally to commercial work.

Review data specific to commercial work in Salem is limited across the nine active contractors. The 4.8-star average suggests a selective, competent field. For facility managers evaluating annual service agreements, requesting references from comparable building types and confirming after-hours response commitments upfront will matter more than online reviews alone.
